Innovative and Sustainable Real Estate Development in the Dominican Republic

PUNTA CANA, LA ALTAGRACIA PROVINCE. Morada, a real estate firm run by the Cordero family, redefines home. It isn’t just about four walls, but a sanctuary that fosters peace, well-being, and community. The company’s goal is to transform everyday life into memorable experiences by incorporating sustainability, appropriateness, and profitability in its projects.

Morada, originally named “Mar de las Flores”, was founded in 2010 in Punta Cana. The Corderos’ vision was clear from the start – to develop lasting ventures that foster strong customer relationships, and to uphold the nourishment of people, communities, and the environment.

Expanding Leadership

Leading this ambitious objective are Daniel Cordero, CEO, and Arnold Cordero, Vice President. Their efforts have seen the company expand beyond Punta Cana to Bávaro, Santo Domingo, and Samaná, also venturing into Miami.

Significant projects include the Dadám hotel in Samaná, and a successful real estate venture, Atalia Green City, in Punta Cana in response to the thriving market. The project features strategic location, distinctive houses, apartments, and commercial premises, and was followed by a similar one titled Damage in Bávaro.

Expansion and New Collaborations

In 2023, Morada bolstered its leadership in Punta Cana by collaborating with local developers. This resulted in the successful Mystical series which includes Mystiq Bay and Mystiq Wave apartment developments, and a luxury villa project in Santo Domingo called Mystiq Cuesta Beautiful.

They have also dipped into the luxury market with their Look brand, which started with a development project in the Cocotal Golf & Country Club community.

“The hallmark of our projects is that we always deliver the best properties, balancing quality and price,” states CEO Daniel Cordero.

Innovation and Sustainability

Morada now has six ongoing projects – five in the eastern part of the country and one in Santo Domingo. They seek to pioneer in the country by having solar energy in all their properties. This underscores their commitment towards sustainability. Currently, they have 1,417 properties under development, with phased handovers scheduled until 2028.

Future plans involve constructing two large “mini-city” developments, containing 1,400 and 1,700 apartments respectively.

Challenges and Opportunities

Like many developers, Morada struggles with permitting, a bureaucratic process that can delay projects. Nevertheless, it continues to make significant strides in projects including Atalia, Damage, and Mystiq Bay, without compromising transparency, sustainability, and profitability.

Demand for sustainable and high-quality homes continues to grow. Morada is poised to become a leading transformative force in the Dominican real estate scene.
